Woods Bagot revealed designs for its new 32-storey development in the upcoming Brisbane Live precinct, providing close to 40,000sq m of office space for banking and insurance group Suncorp.
Closer to a new city precinct than a singular building, the new 90 Ann Street development will act as a catalyst to one of the fastest growing capital cities in Australia, and re-integrate Brisbane’s oldest fruit and produce market into the city fabric by means of its public, porous ground floors.
Director and global workplace architecture leader, Mark Damant said: “This is unlike anything else in the city. Spanning an entire block between Ann and Turbot streets, the development will help connect the CBD to the Roma Street precinct, the two courts buildings and surrounding plazas and squares to make a distinctive precinct of its own with an unprecedented civic and retail offering.”
Aligned with Brisbane’s vision for Buildings that Breathe, the workplace design will enable people to work as one holistic community in a flexible environment with large “dream floorplates” and minimal internal columns. One of the main features of the new build is two so-called ‘breathing floors’, provided at levels 23 and 32 – midway up the building and at roof level.
Spacious and replete with lush greenery, these floors will act as garden terraces with timber pods for meetings, collaboration and other client engagement. The roof level will be activated by function spaces and a kitchen facility, all balanced by a shaded terrace with outdoor settings, herb gardens and plans for small fruit trees, plus a high-level roof soffit for projections and light shows.
With its breathable spaces and flexible working environment, Woods Bagot’s development is set to raise the benchmark of premium office accommodation in Brisbane.
